I. LENDING ACTIVITIES
Finanz is a private money lender that makes short-term loans meeting certain criteria:
Commercial or investment property (non-owner occupied)
Loan ratio: 70% of appraised value
Interest Rate: 10-15%
1-2 year term
Opportunities for Private Equity Partners
Finanz works with private equity partners (PEP’s), sometimes called “warehouse lenders,” who are looking for conservative investments with a moderate return. This business model (“pledging”) provides investors the opportunity to partner with Finanz in particular projects of choice.
There is a direct, one-to-one correlation between the investment and a particular piece of real property. There are no investment pools.
Pledging provides investors with LTV of 50% or lower in projects that have already been (i) identified, (I) vetted, and (iii) acquired. Moreover, many projects are already performing assets with solid payment histories.
Since Finanz lends at 70% LTV, and Finanz pledges only 70% of the loan to the Warehouse Lender, the Warehouse Lender is never above 49% LTV. Finanz has its own money in every project from start to finish.
